Affordable Housing: The Search Continues

Saturday I attended a First Time Homebuyer's Class sponsored by the Washington State Housing Finance Commission.  First off, I would recommend this class to anyone and everyone.  It's free and very informative.

This particular class was hosted at the Keller-Williams Realty office just off 56th and Tacoma Mall Blvd.  I wasn't so crazy about being there at 8:30 on a Saturday but they were nice enough to provide Starbucks and a whole table full of munchies.

The class lasted 5 hours and probably should have gone longer because the instructors were talking 90 miles a minute trying to get everything crammed into that time slot. 

They covered everything:

-cleaning up your credit

-getting pre-approved for a loan (really getting pre-approved, not just chatting with your loan officer and walking away with a letter--I didn't realize there was a difference)

-what kind of mortgages are available and the pros and cons of each (including mortgage insurance)

-down payment assistance programs

-finding the right realtor

-home inspections vs. home appraisals

-making an offer

-closing the deal (and all the weird fees that go along with it)

I felt like my brain was going to explode after the class, but in a good way.  They had lots of handouts and worksheets that I could take with me and review (I don't know about you but I can only retain so much information before I forget where I live or how to drive).

At the end of the class, I got a certificate of completion which not only made me feel special, but is a requirement if I want to apply for down payment assistance in Pierce County.

These classes are offered just about every weekend in multiple cities.

I must say that I now feel much more confident about house shopping.   Of course, this won't do me much good until I find a house that doesn't suck, but I'm trying to focus on the positive. 

And thanks to everyone who gave me realtor advice.  I currently have a realtor but she's really not cutting it (I had to show her how to use the property listing program on her computer).  Might be time to change up.

I must say that I now feel much more confident about house shopping. Of course, this won't do me much good until I find a house that doesn't suck, but I'm trying to focus on the positive.

Good luck. Just remember, you only need to find one good deal and you are done.

I currently have a realtor but she's really not cutting it... We were guided to our house by Fred Minniti over at Puget Sound Real Estate. We're obviously happy with our place and he actually definitely knows how to use a computer. ;)

RR Anderson had a glowing piece on his Realtor and a glossy mag type pose of him and his wife in front of their new house.
